Algoma

AI-powered site feasibility platform for real estate developers

Web platform that turns a US street address into a zoning, capacity, and market feasibility readout in minutes, replacing the manual feasibility studies developers otherwise commission from architects and planners.

$2.3M seed round (announced May 2025), led by Zacua Ventures with participation from SOSV, Iron Prairie Ventures, DOMiNO Ventures, Compose VC, and angel investors. Tracxn separately lists $2.45M total raised including support from the URBAN-X accelerator (Cohort 13, backed by MINI and Urban Us). No later funding rounds publicly disclosed as of research date. raisedEarly Stage
Founded 2023 · No aggregate customer count publicly disclosed. Named case study: Everhome Living (Englewood, FL), where Algoma found 47 additional buildable units on a parcel already site-planned by the developer's architect, an outcome the vendor values at $27.7M in additional revenue. A testimonial from Scott Weathers of Advenir Development is featured on the marketing site. Vendor materials describe traction with homebuilders developing single-family communities on greenfield sites as a core use case. Assessed as Early Stage given the company is roughly 3 years old (founded 2023) with a $2.3M seed round, no disclosed revenue figures, and only one detailed named case study rather than a broad publicly verified customer base.

Why This Tool Exists

The Problem

Real estate developers historically spend $10,000-$15,000 and 4-6 weeks commissioning a feasibility study - zoning research, massing/unit-yield analysis, market comps, and a pro forma - before knowing whether a site is worth pursuing. Small and mid-sized developers evaluating many sites (infill parcels, workforce and affordable housing, single-family communities) cannot afford that cost and delay on sites that may ultimately be rejected.

The Solution

Algoma ingests a US address and, within about 60 seconds, returns AI-generated zoning analysis (with citations to municipal code), site capacity and massing studies, unit-mix layouts, market comps and demographics, and a pro forma model. A companion in-house professional-services team (architects and engineers on staff) converts the automated output into stamped-quality site plan packages and renderings for LP, investment-committee, or zoning-board presentations when a deal moves forward.

Exactly what this tool uses and how

Input
What it needs
Required:US property address or parcel
Optional:Existing site plan or architect deliverable (for comparison, per the Everhome case study), Project criteria for site search (unit count, use type, etc.)
Formats:Address/parcel lookup via web app; site plan exports available as PDF and CAD
Output
What you get
Format:Interactive web-based feasibility report with exportable PDF and CAD deliverables
Fields:Zoning summary and AI zoning Q&A with code citations, Site capacity / unit yield studies, Generative site layouts for single-family and multifamily, AI-generated photorealistic renderings, Market data: rent comps, demographics, supply pipeline, submarket analysis, Pro forma / development modeling, GIS overlays (flood zones, wetlands, opportunity zones, environmental constraints)
Algorithm
How it works
Model:Proprietary AI system combining generative layout/massing algorithms, computer-vision-style rendering generation, and an AI zoning-code question-answering agent; no foundation model name, training dataset, or third-party ML provider is publicly disclosed. Team includes staff with computational design and GIS-CAD systems engineering backgrounds (per company team page).
Accuracy:No independent accuracy or precision benchmark published. Vendor cites one case outcome (47 additional units / $27.7M identified on a single parcel versus a human-architect baseline) as illustrative rather than a systematic accuracy metric; Terms of Service explicitly disclaim guaranteed output accuracy ("artificial intelligence is probabilistic in nature").
Privacy
How your data is protected
Retention:Not publicly specified in detail. Terms of Service reference a separate security-policy document (not published on the marketing site) governing data handling; customer project data is described as confidential and owned by the customer.
Training:Terms of Service state Algoma may use aggregated Customer Data to "generate and use Usage Data and to improve its Services," while keeping underlying customer data confidential - i.e., aggregated/derived data may inform product improvement, though the company does not describe this as training a shared AI model on raw customer inputs.
Compliance:Vendor states data is encrypted in transit and at rest and that project data is private to the customer account, per the platform FAQ, Terms of Service explicitly prohibit customers from submitting Personal Information through the product, No SOC 2, ISO 27001, GDPR, or CCPA certification/compliance claim found published on algoma.co
API
Integration
Endpoint:Contact vendor for API access - no public developer/API documentation found
Method:Not publicly specified

Use Cases

  • ·Rapid go/no-go feasibility screening across many candidate sites before committing acquisition-diligence budget
  • ·AI-assisted zoning research with code citations ahead of a formal zoning attorney or planner review
  • ·Generative site layout and unit-yield studies for single-family and multifamily greenfield developments
  • ·Investor-ready feasibility packages (renderings, pro forma, site plans) for LP, investment-committee, and zoning-board presentations
  • ·Market comp and demographic research bundled with site-level zoning and capacity data in one workflow
