Attentive.ai (Beam AI)

AI-powered construction takeoff and estimating software for GCs, subcontractors, and suppliers

AI takeoff platform that reads PDF construction drawings (architectural, structural, civil, and MEP sheets) and extracts trade-specific quantities across 15+ trades, including HVAC, electrical, plumbing, concrete, steel, paving, and landscaping. Offered as a self-service mode (claimed ~10-minute turnaround, 90% feature-capture accuracy) or a QA-reviewed "done-for-you" service (24-72 hour turnaround, claimed accuracy within ±1% of in-house takeoffs). Operated by Attentive.ai, which also sells a separate per-property takeoff product for landscaping/paving/snow field services (formerly branded Automeasure) and has recently launched a BIM CoPilot modeling service.

$48M total raised, including a $30.5M Series B (announced Nov 2025) led by Insight Partners with participation from Vertex Ventures, Tenacity Ventures, and InfoEdge Venture Fund raisedEstablished
Founded 2017 · 1,200+ construction and field-service businesses across the US and Canada; ~3,500 active users; 500,000+ takeoffs completed per the company's own reporting (not independently audited). Named customers concentrate in the landscaping/field-services segment (e.g., US Lawn, Juniper Landscaping, Sunrise Landscape, Beary Landscaping, Grounds Guys); named construction-trade customers are not disclosed on public pages.

Why This Tool Exists

The Problem

Estimators at general contractors, subcontractors, and material suppliers manually take off quantities (linear footage, area, counts) from PDF construction drawings across multiple trades — a process that can take hours per bid, limits how many jobs a team can pursue in parallel, and creates risk of costly quantity errors.

The Solution

Beam AI, Attentive.ai's flagship product, uses computer vision to scan uploaded PDF drawings — architectural, structural, civil, and MEP sheets — and automatically extract per-trade quantities (ductwork, piping, fixtures, rebar, paving surface, and similar features), exporting results to Excel or PDF. Customers choose a self-service mode that returns a takeoff in about 10 minutes, or a "done-for-you" mode where Attentive.ai's QA team reviews the AI output before delivering it within 24-72 hours.

Exactly what this tool uses and how

Input
What it needs
Required:Construction drawings in PDF format (architectural, structural, civil, and/or MEP plans)
Optional:Spec documents, Legends and notes, Project-specific deviation notes
Formats:PDF
Output
What you get
Format:Trade-specific quantity takeoff, exported to Excel or PDF
Fields:Quantities by trade (linear footage, area, counts), Material/fixture identification (ductwork, piping, fittings, fixtures, equipment, devices, accessories, rebar, paving surface, etc.), Structured, pricing-ready line items
Algorithm
How it works
Model:Proprietary computer-vision model; underlying architecture and training data are not publicly disclosed
Accuracy:Vendor claims 90% feature-capture accuracy for self-service AI-only takeoffs (HVAC, plumbing, steel) and accuracy "within ±1%" of in-house takeoffs for QA-reviewed done-for-you output. These are vendor-reported figures; no independent audit was found.
Privacy
How your data is protected
Retention:Per the company privacy policy, account/personal data is kept "for as long as the user has an account" and is generally deleted after account termination, except where retention is needed for fraud prevention, legal compliance, or dispute resolution. No retention period specific to uploaded project drawings or takeoff data is disclosed.
Training:Not publicly specified — the privacy policy does not state whether uploaded drawings or takeoff data are used to train Attentive.ai's AI models.
Compliance:SOC 2 Type 2 (self-reported; report available on request via the company's Security Status page), ISO/IEC 27001:2013 (self-reported), VAPT testing performed by Securium Solutions against SANS Top 25, OWASP Top 10, and CERT-In guidelines (self-reported, stated to apply to the core/Automeasure application)

Use Cases

  • ·Self-service AI takeoffs from PDF construction drawings for HVAC, plumbing, electrical, and steel trades (~10-minute turnaround)
  • ·Done-for-you QA-reviewed takeoffs for general contractors and subcontractors bidding on multi-trade projects (24-72 hour turnaround)
  • ·Quantity takeoffs for civil, earthwork, concrete, and paving scopes
  • ·Increasing bid volume/capacity for estimating teams without adding headcount
  • ·Per-property takeoff and estimating for landscaping, paving, and snow-removal field-service contractors (separate per-property pricing product)

Pricing
