MOD is an AI platform that analyzes early-stage schematic designs against a self-reported database of thousands of vetted prefabrication suppliers to assess a project's prefabrication potential, via a free "Prefab Check" tool (currently a Revit plugin), and offers a separate paid "Prefab Sourcing" service connecting developers to matched suppliers from schematic design through building permitting.
Why This Tool Exists
Prefabrication can be faster, cheaper, and more sustainable than on-site construction (per vendor and industry claims), but fewer than 2% of construction projects globally use it, largely because developers and architects have no easy way to check whether a schematic design is prefab-feasible, or which of thousands of regional prefab manufacturers could actually produce and deliver its elements, until late in design — after the opportunity to adjust the design for prefab has passed.
MOD's free "Prefab Check" tool (a Revit plugin, with ArchiCAD, direct IFC upload, and MCP support stated by the vendor as "coming soon") scans a schematic design, compares required building elements and their volumes against the products and stated production capacity of a vendor-claimed network of prefab suppliers, and returns a prefab-potential assessment covering manufacturability, cost, schedule, and CO2 impact; the check can be re-run as the design changes. A separate paid "Prefab Sourcing" service then connects developers to matched suppliers from schematic design through building permitting for a flat developer fee, with suppliers paying a success fee when selected.
