What is an EPD and what does it actually measure?

An EPD (Environmental Product Declaration) is a standardized, third-party verified document that reports the environmental impacts of a product across its lifecycle based on Life Cycle Assessment (LCA) methodology. EPDs are sometimes called “nutrition labels for buildings.” An EPD does not certify that a product is environmentally good or bad — it reports how much impact the product causes in standardized, comparable terms.

The governing standards framework: ISO 14025 (the foundational standard for Type III Environmental Declarations), ISO 14040/14044 (LCA methodology), ISO 21930 (construction products supplement), and EN 15804 (European equivalent required for CE marking in many EU countries). Each EPD is developed under a PCR (Product Category Rules) document — a rulebook specific to the product type (e.g., “resilient flooring”) that defines system boundaries and required impact categories. Different PCRs produce EPDs that are not always directly comparable.

How do you read an EPD for a flooring product?

Reading an EPD requires understanding the impact categories, system boundaries, and functional unit before comparing GWP numbers across products. GWP (Global Warming Potential) expressed in kg CO₂ equivalent is the most cited metric — it directly corresponds to greenhouse gas emissions. The other impact categories matter for full environmental picture.

System boundaries are the most common EPD reading error. A1-A3 (cradle to gate) covers raw material extraction and manufacturing only. A4-A5 covers transport to site and installation. B1-B7 covers the use stage. C1-C4 covers end-of-life. An EPD labeled “A1-A3” does not include installation, maintenance, or disposal impacts. When comparing two flooring EPDs, confirm both use the same system boundary before treating the GWP numbers as equivalent.

Which flooring products achieve the lowest or negative GWP?

Carbon-negative flooring products achieve negative GWP at A1-A3 because the biogenic carbon sequestered in raw materials exceeds the fossil carbon emitted during manufacturing. Two flooring categories consistently achieve carbon-negative or near-zero GWP: linoleum and high-recycled-content carpet tile.

Forbo Marmoleum achieves true carbon-negative status at A1-A3 without offsets. Marmoleum is composed of linseed oil, rosin (pine resin), wood flour, and limestone — 97% natural, rapidly renewable ingredients — on a jute backing. The biogenic carbon stored in linseed oil and wood flour exceeds manufacturing emissions. Forbo was the first flooring manufacturer to develop independent EPDs for their products.

Interface Embodied Beauty collection achieves -0.37 kg CO₂e/m² GWP at A1-A3. How does LEED v4.1 MR Credit 2 work for flooring?

LEED v4.1 MR Credit 2 (Building Product Disclosure and Optimization — Environmental Product Declarations) awards 1 point for Option 1 (EPD disclosure) and 1 point for Option 2 (embodied carbon optimization).

Option 1 requires 20 permanently installed products from at least 5 manufacturers with qualifying EPD documentation. Products sourced within 100 miles of the project site count double (maximum 2 products at double value). A product-specific EPD with third-party critical review counts as 1.5 products — meaning a specifier using critically reviewed EPDs reaches 20 equivalent products with fewer actual products.

Option 2 requires 5 products from at least 3 manufacturers demonstrating GWP reduction vs. industry benchmark. A 10%+ GWP reduction with independent verification = 1 product credit. A 20%+ GWP reduction with 5%+ reduction in 2 additional impact categories = 2 product credits. EC3 (Embodied Carbon in Construction Calculator, app.buildingtransparency.org) normalizes EPD data for comparison across manufacturers and is the standard tool for LEED MR Option 2 submittals. EC3 is also useful for owner carbon reporting programs and embodied carbon targets that operate independently of LEED.

What do EPDs not tell you?

EPDs have five limitations that specifiers must understand before treating GWP as the sole selection criterion.

EPDs do not certify health or safety. A product with excellent GWP can contain Red List chemicals (PVC, formaldehyde, phthalates). A Health Product Declaration (HPD) or Declare label addresses chemical content — an EPD does not. For projects pursuing Living Building Challenge certification, both documents are required. Vinyl flooring (LVT, sheet vinyl) carries strong EPD performance in many cases but is Red-flagged under the Living Building Challenge due to PVC content.

EPDs are not universal comparisons. Different PCRs produce different impact categories and system boundaries. Comparing an A1-A3 EPD from one program operator against an A1-C4 EPD from another requires careful boundary normalization — EC3 handles this automatically, which is why EC3 is the right tool for multi-manufacturer comparison.

EPDs expire after 5 years. An EPD published in 2019 or earlier may not reflect current manufacturing processes or supply chain. Check publication date before submitting for LEED credit.

Self-declared LCAs are not equivalent to third-party verified EPDs. Under LEED v4.1, a self-declared ISO 14044 LCA counts as 1.0 product. A critically reviewed product-specific EPD counts as 1.5 products. The difference reflects verification rigor, not marketing effort.

An excellent A1-A3 GWP does not guarantee low lifecycle impact. A product with near-zero manufacturing GWP that requires replacement every 7 years generates far more total carbon than a product with moderate manufacturing GWP that lasts 40 years. Request A1-C4 EPDs when lifecycle durability is a project sustainability goal.

Common mistakes in sustainable flooring EPD specification

  1. Treating EPD presence as equivalent to EPD quality. Consequence: An industry-wide EPD counts as 1.0 product under LEED v4.1. A product-specific critically reviewed EPD counts as 1.5 products. Specifying the lower-quality EPD product requires more products to reach the 20-product threshold.

  2. Comparing EPDs with different system boundaries. Consequence: A1-A3 GWP for Product A compared against A1-C4 GWP for Product B is not a valid comparison. Product B includes end-of-life impacts that Product A does not. Use EC3 to normalize comparisons.

  3. Specifying FloorScore finish floor with non-compliant adhesive. Consequence: LEED v4.1 EQ Credit: Low-Emitting Materials requires the entire flooring system — finish floor, underlayment, and adhesive — to be FloorScore or CDPH v1.2 compliant. A non-compliant adhesive invalidates the credit regardless of finish floor certification.

  4. Requesting EPD documentation at LEED submittal phase. Consequence: Manufacturers with EPDs provide them immediately. Manufacturers without EPDs cannot produce one retroactively. Request EPDs during product selection, not after CDs are issued. Products without EPDs should not reach the shortlist on LEED projects.

  5. Assuming LVT qualifies for Declare or Living Building Challenge projects. Consequence: LVT and sheet vinyl contain PVC, which is on the Living Building Challenge Red List. Declare certification is not available for PVC-containing products. Specify linoleum (Forbo, Tarkett) or rubber flooring for projects with Red List requirements.
