Matterport

3D digital twin platform for spatial documentation and virtual site access

Matterport is a 3D spatial data platform that captures physical spaces using LiDAR cameras or smartphones, generating photorealistic digital twins with dimensionally accurate floor plans, point clouds, and BIM-ready files. Acquired by CoStar Group in 2025 for $1.6B, it serves AEC teams for as-built documentation, scan-to-BIM, remote site review, and facility management across millions of spaces globally.

Why This Tool Exists

The Problem

AEC teams lose significant time and money making repeated site visits for documentation, measurement verification, and coordination meetings. Traditional methods produce 2D drawings that miss spatial context, and as-built conditions are impossible to verify from the office -- leading to costly rework during construction and renovation.

The Solution

Matterport captures any space in 3D using the Pro3 LiDAR camera or a smartphone, generating an interactive digital twin in the cloud within hours. Scan-to-BIM service converts point clouds to IFC, RVT, or DWG files for Autodesk Revit, eliminating manual as-built modeling. Teams anywhere can conduct virtual site walks, take measurements, and annotate findings without traveling to the site.

Input
What it needs
Required:Physical space access for 3D scanning (Matterport Pro3 camera or compatible device)
Optional:Existing BIM model (for overlay/verification), Project schedule, Quality checklists, Third-party point cloud files (E57, LAS)
Formats:Captured via Matterport Pro3 LiDAR camera, iPhone/iPad LiDAR (Pro models), Leica BLK360, FARO Focus (via partners), E57 and LAS point cloud import
Output
What you get
Format:Interactive 3D digital twin (web-based), floor plans, point clouds, BIM files
Fields:Photorealistic 3D walkthrough (Matterport Showcase), 2D and 3D schematic floor plans with room labels and dimensions, OBJ mesh file, XYZ point cloud, MatterPak bundle (OBJ + XYZ + JPG textures), IFC, RVT (Revit), and DWG BIM files (via Scan-to-BIM add-on), Property Intelligence AI reports (floor area, room count, material classification), Embedded measurement tools, MatterTag annotations with text, photos, video, and links
Algorithm
How it works
Model:Proprietary computer vision, photogrammetry, and LiDAR point cloud processing; AI Property Intelligence for automated room classification and material detection
Accuracy:Claims ±1% dimensional accuracy; BIM output at LOD 200 (methodology not independently verified)
Privacy
How your data is protected
Retention:Data retained for subscription period; deleted within 30 days of written termination request; backup data retained 7 days; may retain longer for legal/audit compliance

Use Cases

  • ·As-built documentation for renovation and retrofit projects -- scan existing conditions before design work begins
  • ·Scan-to-BIM conversion: generate IFC or Revit files from 3D scans for accurate LOD 200 as-built models
  • ·Remote virtual site visits for architects, engineers, and owners unable to travel to project locations
  • ·Construction progress documentation and punch list review via annotated digital twin walkthroughs
  • ·Facility management and space planning -- measure rooms, count assets, and plan retrofits from the office
  • ·Insurance and legal documentation of property conditions before and after events
  • ·Client and stakeholder presentations using immersive virtual tours instead of static photos
