Billing, lien waiver, and compliance software built for commercial trade subcontractors

A San Francisco-based construction fintech platform, launched in 2019 as the first billing software built specifically for trade subcontractors. It centralizes payment application (pay app) generation, lien waiver collection, compliance-document tracking, and accounts-receivable reporting so subcontractor billing teams can produce general-contractor-specific paperwork and track collections from one place instead of spreadsheets and email.

$18.4M total — $3.4M seed (led by First Round Capital and Brick & Mortar Ventures, with Designer Fund and South Park Commons Fund) plus $15M Series A led by Menlo Ventures, announced February 2022. No public funding round reported since. (Note: the research queue seed fact cites Brick & Mortar as the Series A source; public reporting — BusinessWire, Siteline's own blog — attributes the $15M Series A lead to Menlo Ventures and places Brick & Mortar in the earlier seed round. Flagging this discrepancy rather than silently picking one.) raisedGrowth Stage
Founded 2019 · Named customers per published case studies/logos include Architectural Glass and Aluminum, BC Drywall, Binswanger, Giroux, Industrial Commercial Systems, Kovach Enclosure Systems, Lion Toolbelts, Sun Light and Power, Universal Metro Inc., Cooper Steel, Richards, and Washington Iron Works. Vendor claims $14B+ in receivables tracked across 250,000+ projects and 98% customer retention. Third-party estimate (Latka, 2025): ~$4.7M ARR. LinkedIn/ZoomInfo estimate ~49 employees. These figures indicate a small-to-mid-size team relative to the "$14B tracked" marketing framing, which this listing treats with appropriate skepticism.

Why This Tool Exists

The Problem

Commercial trade subcontractors bill dozens of general contractors, each requiring pay applications in a different format (AIA and custom GC templates), plus lien waivers and compliance documents tracked to state-specific deadlines. Billing teams typically manage this in spreadsheets and email, which is slow, error-prone, and gives finance leadership poor visibility into which invoices are aging or which GCs pay slowly.

The Solution

Siteline digitizes the billing workflow: it generates pay applications formatted to each GC's specific requirements (the vendor cites a library of 23,000+ known pay app and lien waiver form templates from 17,000+ GCs), automates lien waiver requests/collection and state-specific lien-rights deadline tracking, and rolls billing status into real-time A/R dashboards (invoice aging, GC payment speed, cash-flow forecasting). It connects to a subcontractor's accounting/ERP system and, for some GC payment portals, to the portal itself, to avoid double data entry.

Data Transparency

Exactly what this tool uses and how

Input
What it needs
Required:Schedule of values (SOV) for each project, GC-specific pay application requirements/templates, Subcontractor and vendor/sub-tier contact info for lien waiver collection
Optional:Change order data, Accounting/ERP export data (for reconciliation), GC payment portal credentials (Textura, GCPay), Compliance documents (insurance certificates, licenses)
Formats:Web form entry, CSV/file-based exports for ERP and payment-portal integrations, PDF (generated pay apps, lien waivers)
Output
What you get
Format:Generated billing documents plus web-based A/R dashboards
Fields:GC-formatted pay applications (AIA and custom formats), Lien waivers (conditional/unconditional, progress/final), Lien rights notice and deadline tracking by state, Invoice aging and collections status, Cash-flow and backlog forecasts
Algorithm
How it works
Model:Not publicly disclosed — no named AI/ML model architecture published. The core product is a rules-based document-generation and workflow-tracking system rather than a predictive or computer-vision AI system.
Accuracy:Not applicable / not publicly specified. Vendor markets outcome metrics (6x faster billing workflows, subcontractors paid ~3 weeks faster on average, 50% fewer pay app revisions, DSO reduced to an average 53.3 days) without published benchmark methodology or independent audit.
Privacy
How your data is protected
Retention:Personal information is retained "as long as it is needed to fulfill the purposes for which it was collected... or to abide by all applicable laws," per the published privacy policy; account data is committed to deletion within seven business days of a cancellation request.
Training:Not publicly specified — the privacy policy contains no disclosure on whether customer data is used to train AI/ML models.
Compliance:CCPA rights acknowledged in the privacy policy, No SOC 2, ISO 27001, or other third-party security certification publicly disclosed or referenced on the site
API
Integration
Endpoint:Not publicly documented — no developer/API portal found; multiple third-party software-directory sources state Siteline does not offer a public API
Method:Not publicly specified

Use Cases

  • ·Generating GC-specific pay applications (AIA and custom formats) from a project schedule of values in place of manual spreadsheet formatting
  • ·Automating lien waiver requests, collection, and status tracking across a subcontractor's vendor/sub-tier network
  • ·Tracking state-specific lien rights notice and filing deadlines to avoid missed compliance windows
  • ·Centralizing accounts-receivable visibility (invoice aging, GC payment speed) for billing and finance leadership
  • ·Forecasting monthly billings and cash flow across an active project backlog

Pricing
