ADA Table 407.4.1 governs minimum cab dimensions. A centered-door car requires a 42-inch clear opening and an 80-inch side-to-side dimension. A side-door car drops to 36 inches at the door and 68 inches wide. Here is what ADA and IBC require for elevators in multi-story buildings.

When does ADA require an elevator?

An accessible route is a continuous, unobstructed path required by ADA §206.2.3 to connect every story and mezzanine in a multi-story building. Where ramps are not feasible, an elevator is the accessible route.

The small-building exception is narrower than most designers expect. Private buildings under 3 stories, or under 3,000 square feet per floor, are exempt from the elevator requirement. The exemption does not apply to shopping malls, healthcare provider offices, transportation terminals, or airports, per ADA §206.2.3 Exception 1. A 2-story medical office does not qualify. A 2-story accounting firm does.

Occupant load adds a second trigger. When either floor of a 2-story building serves more than 5 occupants, the elevator requirement applies to public buildings regardless of the 3-story threshold, per ADA §206.2.3 Exception 2.

Stairways and elevators are separate systems. IBC §3002.7 prohibits placing an elevator in the same shaft as a stairway regardless of building height or occupancy.

What are the minimum ADA cab dimensions?

ADA cab dimensions are set by Table 407.4.1 and vary by door configuration. Three configurations exist: centered door, side (off-centered) door, and any-door turning-radius layout. Each produces a different minimum floor plan.

A centered-door cab requires 42 inches of clear door width, 80 inches side-to-side, and 54 inches back-wall to door face. The side-door configuration drops the door width to 36 inches and the side-to-side to 68 inches. The back-to-front-return holds at 51 inches for both.

The third configuration is the any-door turning-radius layout: 36-inch door, 54 inches side-to-side, 80 inches back-to-front. That cab is longer and narrower than either alternative.

Existing elevators have a separate minimum: 16 square feet of clear area, 54 inches deep, 36 inches wide, per ADA §407.4.1 Exception.

What controls and door features does ADA require?

Elevator controls are fixtures with precise minimum dimensions set by ADA §407.2. Every interactive element in the cab has a size, height, or sensing-zone requirement attached to the code.

Call buttons must be at least 3/4 inch (19 mm) in the smallest dimension, per ADA §407.2.1.2. Floor designations at hoistway jambs require raised tactile characters 2 inches (51 mm) high minimum, with braille alongside, per ADA §407.2.3.1.

Door reopening devices must sense obstructions at 5 inches and 29 inches above the floor, per ADA §407.3.3.1. After arrival, elevator doors must remain open a minimum of 3 seconds before closing, per ADA §407.3.5.

Door type matters too. Accessible elevators must use horizontal sliding doors. Car gates are prohibited regardless of building age, per ADA §407.3.1.

Destination-oriented elevators are exempt from some call button placement rules. The specific exemption is ADA §407.2.1.4 Exception, which applies to the up/down call button orientation requirement only.

Why do these elevator dimensions exist?

ADA elevator dimensions exist to accommodate a power wheelchair user accompanied by a personal care attendant. The centered-door configuration, 80 inches wide and 54 inches deep, allows a wheelchair to enter, turn, and face the doors in one maneuver without assistance. The 42-inch clear door width permits a standard powerchair to enter without scraping the frame.

The 3-second minimum door hold, per ADA §407.3.5, addresses the boarding time a person using a mobility device needs after the door signal sounds. The door-sensing heights of 5 inches and 29 inches, per ADA §407.3.3.1, detect both a wheelchair footrest and a user’s midsection, preventing door strikes at heights a standard photocell would miss.

The IBC stretcher requirement, 24 by 84 inches per §3002.4, is a fire department access standard, not an accessibility standard. Emergency medical personnel need to transport a patient on a gurney from any floor. The two mandates address different emergencies: one civil rights, one medical response.

What does IBC add to elevator requirements?

IBC elevator rules are fire-safety and emergency-access requirements that operate independently of ADA accessibility standards. The two codes stack; compliance with one does not satisfy the other.

The stretcher mandate triggers at 4 stories. Buildings four or more stories above or below grade plane must provide at least one elevator sized to hold an ambulance stretcher 24 inches by 84 inches, per IBC §3002.4. That dimension often forces a cab larger than ADA Table 407.4.1 would require alone.

Hoistway separation applies when a building section contains four or more elevator cars. The cars must occupy at least two separate fire-rated hoistways, with no more than four cars per hoistway, per IBC §3002.3.

Standby power must transfer within 60 seconds of a power failure, per IBC §3003.1.2. Buildings with two or more elevators return cars sequentially to a designated landing, per IBC §3003.1.3. Phase I emergency recall and Phase II in-car operation follow ASME A17.1/CSA B44, per IBC §3003.2.

Four-story buildings are where IBC §3002.4 surprises teams focused only on ADA compliance. The stretcher requirement (24 by 84 inches) applies regardless of whether the building triggered an ADA elevator obligation.
