Occupiable spaces, habitable spaces, and corridors require a minimum ceiling height of 2286 mm (90 in). Bathrooms, toilet rooms, kitchens, storage rooms, and laundry rooms may drop to 2134 mm (84 in). The same 2134 mm minimum applies above and below mezzanine floors per §505.2.
The 2286 mm figure also governs egress paths. IBC Chapter 10 §1003.2 requires 2286 mm as the minimum clear height for all means of egress, regardless of occupancy or use.
The 152 mm gap between the two thresholds creates problems in tenant fit-out work. A space designed as storage at 2134 mm is deficient the moment a tenant reclassifies the room as a break room or office. What habitable room minimums does IBC §1208 require?
